Which Real Estate Website is Most Accurate When Determining My Home’s Worth in 2025?

What real estate site is most accurate? How much is my home really worth? How much can my home sell for in today’s market? These are common questions that a homeowner may ask when tracking the value of their home and getting ready to sell. There are so many options nowadays to determine the value of a home. Online sites, realtors, appraisers, county tax records - it can be overwhelming. I’m here to break it down for you so that you can determine which option is best for you. This blog will explain the different ways a homeowner can determine the value of their home and discuss which option is best for them.

What local business services can help me determine my home's value?

When determining the value of your home, local businesses can visit your home and assess its value to determine what it’s worth and an estimate for what it could sell for. One option that a homeowner can go with is a local Realtor.

A local Realtor can perform a similar inspection that a home appraiser would do, however, the Realtor’s methodology for determining the estimate or opinion on what the home could sell for may be different than how an appraiser does it. How much a home is worth and what it could sell for are potentially different numbers and may not always align with each other. With the right marketing, a home could sell for more than what it appraised for. While with the wrong marketing, a home could sell for less than what it appraised for. This is an important factor to consider when comparing an appraiser's value to a Realtor’s estimated price recommendation.

It’s always important that if you choose a real estate agent to get an estimate on your home, that you choose an experienced local Realtor who knows the market well. This guide from the National Association of Realtors provides more information on how a Realtor would assess the value of a property: Determining Asking Price.

Another option that a homeowner can go with is an appraiser. An appraiser can come to the property, inspect the land and the improvements (structures on the property), and review homes that have sold recently. The appraiser will then create a report that showcases what they have assessed the value of your home to be. This differs from what a Realtor does, as the appraiser is essentially telling you what your home is worth right now, while a Realtor is telling you what it could potentially sell for right now. What sites can I go to to find my home’s value?

There are a variety of companies that estimate the value of homes based on aggregated data from a variety of sources - I’m referring to Zillow, Realtor.com, and Redfin. Which real estate website is most accurate though? Each site uses slightly different methodologies and data sources to determine the value of your home. More information about they work can be found on their websites by using the links below:

Some homeowners may also, what home value is more accurate - Zillow or my local Realtor’s recommendation? It’s tough to say, some homeowners may prefer the data-center focused, but critics may wonder how they can accurately determine the value of your home without ever visiting it before. Upgrades to the home, issues that come up during home inspections, and issues with the HOA are all factors that can affect the value of a home during its sale.

Which option is best for me?

Which option is best for you depends on where you are at in your home selling journey. If someone is interested in casually tracking the value of their home overtime, then a site like Zillow, Realtor.com, or Redfin provides an easy way to try to track the value like an investment. Now, if someone is interested in selling their home sometime soon, whether it’s within the next two years or next couple of weeks, then you’ll want to reach out to a local Realtor. A local Realtor will be able to visit your property, review the current state of the property, and provide you with a custom home value report tailored to your needs.

So, if you’re interested in selling soon, then reach out to local Realtor as soon as possible. I provide home value reports to all of my clients free of charge and I include other vital information that other services don’t provide.

Conclusion

There are a variety of ways to check the value of your home. One thing is certain, whether you’re using an online site, an appraiser, or a real estate agent, they will all probably come up with a different number. What’s important is that if you’re going to sell your home, that you contact a local Realtor so that they can assist you in the successful sale of your home.
