What’s happening in the Pacific Beach housing market?

Based on MLS activity from the past six months through August 2026, including sold, pending, and currently active listings, the median sold price in 92109 was approximately $1,425,000, and sold homes spent a median of just 17 days on market. There are currently 89 active listings and 25 pending sales, showing that buyers remain active while having a meaningful selection of properties to consider.

Pacific Beach remains one of San Diego’s most varied coastal real estate markets. Values can differ significantly depending on property type, proximity to the beach or bay, views, condition, parking, lot characteristics, and exact location. The six-month market data provides a useful snapshot of current activity, but it should not be used alone to determine the value of an individual home.

These figures are based on six months of MLS activity in 92109, using sold properties along with current pending and active listings to show both recent results and present market conditions.

One of the clearest signals in the current numbers is the 17-day median market time for sold homes. Buyers are still acting relatively quickly when a property is priced appropriately and compares well with competing inventory.

At the same time, the 89 homes currently for sale give buyers more choices. Based on the August sales pace, that represents roughly 2.5 months of available inventory. This creates a market where well-priced, desirable homes can still attract attention quickly, while properties priced too aggressively may spend considerably longer on the market.

What This Means for Pacific Beach Home Prices

Pacific Beach home prices remain substantial, but the numbers also show why you need to look beyond a single ZIP code median.

The six-month median sold price was approximately $1.43 million, compared with a current median asking price of approximately $1.25 million for active listings.

That difference does not necessarily mean Pacific Beach home values are declining.

The mix of properties in 92109 changes considerably from month to month. The market includes everything from smaller condos to townhomes and multimillion-dollar detached homes. Current inventory may simply contain a different mix of property types and price points than the homes that sold during the previous six months.

For example, recent sales show a significant difference between property categories. From June through August, condos had a median sold price of approximately $765,000, townhomes were around $1.35 million, and detached homes had a median sold price of approximately $2.30 million.

For buyers, the current Pacific Beach real estate market offers more selection, but desirable homes can still move quickly. Sold properties closed for approximately 98.7% of their final asking price over the six-month period, suggesting that some negotiating room exists.

That does not mean every seller will negotiate. Well-located, updated, or otherwise desirable homes can still generate strong competition. Your strategy should depend on the individual property, recent comparable sales, its time on market, and the amount of competing inventory available.

For sellers, the numbers reinforce the importance of getting your pricing and presentation right from the beginning. Buyers are active, but with 89 properties currently available, they also have alternatives.

Condition, photography, marketing, renovations, views, outdoor space, parking, property type, and exact location can all affect how quickly your home sells and what a buyer is ultimately willing to pay.
